Access Statement For Upper Trereece

Introduction

Upper Trereece is a converted barn offering self catering accommodation for 8 people for short breaks in winter months and weekly lets for the rest of the year.
 
Pre-Arrival
 
• There is a BT phone which  receives incoming calls only.  The nearest town is Ross on Wye, 5 miles by car (no public transport).  Tesco groceries can be delivered on line.  Taxis, hospital (not A & E), restaurants, dentist, doctor all in Ross or in Monmouth which is 6 miles by car.
 
Arrival & Car Parking Facilities
 
• The courtyard garden with a level gravel driveway can accommodate up to 6 cars and it is all level to the front and back doors.
 
Main Entrance & Reception
 
• The front door is level with the courtyard (no steps) and the back door which leads into the utility room is also level with the courtyard (no steps).
 
Public Areas - General (Internal)
 
• The downstairs is all level with a staircase leading to the upper floor which is also level.
 
Public Areas - WC
 
• The downstairs cloakroom has a toilet which leads off the hall.  The area is all tiled
 
Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
 
• The sitting room off the hall has comfotable seating for 8 people, a wood burning stove, television with DVD and video player.  The large entrance hall has a full size portable table tennis table with bats and balls.  There are plenty of games, puzzles and tourist brochures stored in the chest in the hall.
 
Laundry
 
• The utility room, with one step down from the kitchen, contains a washing maching and condenser tumble dryer and a  large fridge/freezer.  The oil fired boiler which supplies heating and hot water is housed here.

• The barn is set in a 10 acre field which is regularly grazed by sheep and leads down a steep hill to the Garron Brook where guests have sole fishing rights.

Bedrooms
 
• All 4 double bedrooms are upstairs and are unsuitable for wheelchair users as there is not a lift. The main bedroom has a king size bed, one room has a double bed and two rooms have two single beds.
 
Bathroom, Shower-room & WC [Ensuite or Shared]
 
• The main bedroom has an en suite bathroom through an arch with bath toilet and hand basin. One twin bedded room has an en suite shower room through an arch with a shower, toilet and basin and the other two bedrooms share a bathroom with bath and shower over bath, basin and toilet.
 
Self-Catering Kitchen
 
• The 25' x 15' kitchen has 2 sofas at one end, a television and CD player.  The pine dining table seats 8 people comfortably.  The cooker is a Rangemaster with 2 electric ovens and 5 gas rings.  There is a microwave oven and Bosch dishwasher.  The kitchen is exceedingly well equipped with white crockery, cutlery and glasses for 12 people.  The floor is tiled with quarry tiles.

• The courtyard garden in the front is gravelled with 2 flower beds.  The lawn at the back can be approached either through the field or through the large barn window in the hall.

• No smoking and no pets.  There are fire alarms fitted throughout together with a fire extinguisher and fire blanket.
